Real estate exposure with solar-enabled economics.
The Fund owns the property, while a separate affiliate owns and develops the solar asset. This structure places the primary solar construction obligations and ownership of the associated tax credits with the solar affiliate, while allowing the Fund to participate in the economic value created through solar integration.
For investors, the result is real estate exposure enhanced by solar economics, not a direct investment in the solar asset or its tax credits.
Risks that stay with the Fund
Solar Site Payments may be late, smaller than expected, or unpaid if the affiliate cannot perform. Amounts could be challenged as related-party transactions. Real estate and debt risks apply in full.
